Carolyn Hintz is the Team Leader of Gibson Sheat’s Commercial Property Team. She helps developers, investors, business owners, syndicates, and rural clients navigate land development, subdivisions, commercial leasing, construction contracts, and complex property transactions with clarity and confidence.
Carolyn advises on commercial property portfolios, development projects, rural transactions, forestry rights, property financing, and business-related property matters. Her work includes unit title developments, multi-stage subdivisions, development agreements, off-the-plan sales, construction and infrastructure arrangements, leasing and licensing arrangements, farm leases, easements, covenants, caveats, and other specialist land and title matters.
Known for her practical, commercially focused approach, Carolyn works closely with clients to identify issues early, solve problems efficiently, and keep projects moving. Clients appreciate her technical depth, attention to detail, and genuine enthusiasm for property law and development.
Before returning to private practice, Carolyn worked at Land Information New Zealand (LINZ), where she developed a strong understanding of the land titles system and property registration processes. That experience continues to shape her practical and solutions-focused approach to complex land transactions.
Since entering legal practice in the early 2000s, Carolyn has built a reputation for being proactive, responsive, and highly experienced in managing technically challenging property matters. She regularly supports clients through time-sensitive transactions and large-scale development projects, balancing legal detail with commercial outcomes.
Carolyn is an active member of the Property Law Section of the New Zealand Law Society and serves on its Land Titles Committee, contributing to national discussions and providing feedback to LINZ on issues affecting property professionals and their clients.
Outside of work, Carolyn enjoys travelling and spending time at the beach with her family.
